The Buffalo Bills will sign a 10-year lease to remain in the Western New York area, featuring a huge $400 million fee if they choose to relocate.

The Bills will have to pay a crippling $400 million fee if they choose to leave the area - more than the state has given them to stay in the past decade. However, that is cut to $29 million for the seventh year of the deal. The deal also stipulates that the team will kick in $35 million in renovations to Ralph Wilson Stadium, while the state and local government will combine to pay $95 million to update the stadium opened in 1973.
The Bills have toyed with leaving the area, although longtime owner Ralph Wilson has wanted them to remain. They will continue to play home games in Toronto on occasion through the 2017 season, although those games have seen limited success.
